We listen.

A senior PM walks the villa, hears the brief, photographs the bones and writes it down — no design yet, no pressure.

Drawings & spec.

Layouts, finishes, lighting plan and a written spec. A small fixed fee — fully credited if you proceed.

One contract.

Completion isn’t a date — it’s a sign-off. Every project ends with a documented snag pass, a client walkthrough, and an "All Agreed" certificate before keys are returned.

    Internal Snag Pass

    Site PM and trade leads do a full top-to-bottom snag in a fresh-eyes walk. Every item is photographed, geo-tagged in the room, and logged in the snag tracker.

  2. 02

    Trade Resolution

    Each item is assigned to the responsible trade with a fix-by date, retested by a second pair of eyes, and only then closed in the tracker.

  3. 03

    Client Walkthrough

    You walk every room with the senior PM, snag list in hand. Anything you flag is added to a "client snag" addendum — no ego, no debate.

  4. 04

    Re-Snag & Photo Sign-Off

    Client snags are closed within agreed days, with before / after photos delivered for each one. Nothing closes silently.

  5. 05

    "All Agreed" Certificate

    A simple signed certificate listing every closed item, the warranty start date, and the manuals index. We countersign with the founder. Keys are returned only after this.

  6. 06

    Changes Are Welcome

    Want a tweak after handover? Within the 12-month workmanship warranty, design tweaks and minor change orders are quoted at cost — most are absorbed.

The questions we get most.

How long does a full villa renovation take?

Most 4–6 bedroom villas land between 24 and 32 weeks from slab to handover, including design, approvals and snagging. Apartments can complete in 10–16 weeks.

Do you handle DEWA, RERA and community approvals?

Yes. NOC submissions, DEWA disconnections / reconnections, and community approvals are folded into the project management fee — never a separate line item.

Fixed price or estimate?

Fixed price after the design phase. The discovery and design phase has its own small fee that's rolled into the project if you proceed.

Which trades are in-house?

Civil, MEP, joinery, finishing, smart-home, landscaping, painting, marble & stone, glazing, soft-furnishings — fourteen disciplines under one roof, no sub-contracted handoff.

Do you work outside Dubai?

Yes. Active sites across all seven Emirates, with travel built into the project plan rather than billed extra.

What's the warranty?

12 months workmanship warranty on every project, plus pass-through manufacturer warranties on appliances, smart systems and finishes.

Can I live in the villa during the renovation?

Generally no. We can phase the project in zones for partial occupation, but for a full renovation we'll plan around alternative accommodation to keep the build clean and quick.
